Go into the basement of almost any pre-war house in Saranac Lake, Au Sable Forks, Keeseville, or the older streets of any village between here and Plattsburgh, look up at the ceiling joists, and there’s a decent chance you’ll see them: little white ceramic knobs, standing wires off the wood like insulators on a miniature telephone line.
That’s knob-and-tube — wiring installed when Coolidge was president, still carrying current in a remarkable number of North Country homes a century later.
Is it a crisis? Not automatically, and we’re not going to pretend otherwise to scare up work. But it is a system living far outside the conditions it was designed for, the insurance industry has firmly made up its mind about it, and spring — when real-estate season starts opening attics and contingency windows — is when most owners finally have to deal with it. Here’s everything we tell them, in one place.
How do I know if my house has knob-and-tube?
Start where the wiring is visible: the basement ceiling and the attic. You’re looking for three signatures:
- Ceramic knobs nailed to joists, holding wires away from the wood
- Ceramic tubes lining the holes where wires pass through framing
- Two separate single wires running parallel — a hot and a neutral traveling independently, rather than bundled together in one modern cable
Important caveat, learned from a thousand inspections: not finding it in the basement doesn’t clear the house. Plenty of homes had their visible runs replaced decades ago while the wall and ceiling cavities kept the originals — the previous owner paid for the easy 40% and called it done. A modern panel proves nothing either; new panels feed old wiring all the time. Mapping what’s actually in the cavities is what a proper electrical inspection is for.
Is knob-and-tube wiring actually dangerous?
Here’s the honest answer, which is more interesting than the scary one.
Knob-and-tube, as installed in 1925, was good work. Genuinely. The ceramic standoffs kept wires cool in open air, the workmanship was often beautiful, and a system operated the way it was designed could run for a very long time. The danger isn’t the original design. The danger is the century that happened to it:
Insulation got blown into the walls. This is the big one for our region. K&T was designed to shed its heat into open air — and then energy prices sent everyone insulating, and now those same wires run buried in cellulose. That combination — old wiring designed for air, packed in insulation — is the one scenario codes explicitly prohibit, because it turns a wire into a heating element in a blanket. Nearly every winterized Adirondack home has had insulation work done. Do the math on that overlap.
The insulation on the wires themselves aged out. The rubber-and-cloth sheathing dries, cracks, and flakes off after enough decades, leaving bare conductor in wall cavities. We find it crumbling in our hands.
A hundred years of amateur additions. Every generation tapped the old runs to add an outlet — usually without junction boxes, often with electrical tape and confidence. The original craftsman’s work is rarely the problem; his grandchildren’s splices are.
None of it is grounded. Every three-prong outlet on a K&T circuit is making a safety promise the wiring behind it cannot keep. Surge strips, computers, modern appliances — all of them assume a ground that isn’t there.
What will my insurance company say?
Increasingly: no. This is what actually forces most decisions, so let’s be specific.
Many carriers writing in our region now surcharge homes with active knob-and-tube, exclude fire coverage related to it, demand remediation on a deadline, or decline to write the policy at all. Owners typically find out one of two ways: a renewal letter, or a home sale — when the buyer’s insurer balks and suddenly the closing has an electrical condition attached.
We handle this exact sequence constantly, and the process is calmer than the letter makes it feel: we inspect and document what’s actually present (often less than feared, sometimes more), remediate what genuinely needs it, and issue the completion letter carriers accept. Two things we’ve learned: the required scope is frequently narrower than the letter’s tone implies — and you want the assessment from an electrician, not from an adjuster reading a checkbox.
What does replacing knob-and-tube actually involve?
The phrase “whole-home rewire” makes people picture gutted plaster and a house in tarps. Done well, it’s nothing like that.
The modern method is closer to surgery than demolition: we fish new cable through existing wall cavities, use the basement and attic as highways (and older homes here usually have open ones — a huge advantage), make small, deliberate access openings only where there’s no other path, and patch what we open. Work proceeds room by room on a written sequence, circuits stay live outside the active zone, and the house remains fully livable throughout. Most clients are surprised by how boring it is, which is exactly the review we want.
Cost scales with the house’s size, finishes, and access — a home with an open basement and attic rewires far more affordably than three stories of horsehair plaster — which is why we quote from a walkthrough, room by room, in writing, and never from a phone call.
And phasing is legitimate strategy, not an admission of defeat: retire the worst circuits first — anything in insulated cavities, the kitchen, the overloaded bedroom runs — and schedule the remainder across seasons. We build those plans all the time.
