A modern building runs on software as much as copper. Building automation ties lighting, HVAC, and energy use into one controllable system — and the difference between a system that saves money and one that gets overridden by the first frustrated occupant is entirely in the programming and commissioning.
What building automation covers
The control layer of a building: networked lighting control with occupancy sensing, daylight harvesting, and time-of-day scheduling. Building automation and management system field devices, controllers, and the wiring that connects them. HVAC control interfaces and equipment interlocks. Energy monitoring feeding data back so decisions are made from numbers rather than opinions.
On the wire side this is sensors, controllers, actuators, and communication trunks running protocols like BACnet, Modbus, and DALI. On the software side it is the sequences of operation, schedules, setpoints, and scenes that decide how the building behaves.
Programming and commissioning is the product
Anyone can mount a controller. The value is in the commissioning: walking the building and tuning what each sensor actually sees, writing schedules that match how the space is really used, setting scenes that staff will not immediately defeat, and documenting the sequences so the system outlives the person who installed it.
We also come back after occupancy. Living in a building reveals what a commissioning walk cannot — the conference room that goes dark mid-meeting, the corridor sensor with too short a timeout. Retuning after a few weeks of real use is what turns an installed system into one people trust.
