The housing stock around Lake Placid, Saranac Lake, and the Champlain Valley is old, and proudly so. Cure-cottage Victorians with their glassed-in porches. Farmhouses that have watched a century of winters. Camps that started as one room in 1910 and grew a wing every generation since. It’s a huge part of why people love living here.
It’s also why, if you’re buying this spring, we want to tell you where the surprise money hides: behind the walls, in the wiring. February-under-contract — the inspection contingency window — is exactly when to find it, and this article is about doing that properly.
Isn’t the home inspection enough?
Here’s the fine print most buyers never read: a general home inspector performs a visual examination of the electrical system, and most never open the panel. Their own reports say so — look for phrases like “panel appears serviceable” and “recommend evaluation by a licensed electrician.” That’s not a criticism of home inspectors; it’s an honest statement of scope. They’re generalists covering the roof, the furnace, the foundation, and forty other systems in three hours.
An electrical inspection by a licensed electrician is a different product entirely. The panel cover comes off. Circuits get tested, not glanced at. Devices get sampled. And the report tells you what the system is — with photos and repair numbers — not what it appears to be from six feet away.
On a 40-year-old house, that difference is useful. On a 100-year-old house, it’s the whole ballgame.
What we actually look for in an older house
Opening panels in this region gives you a checklist tuned to exactly this housing stock:
The service itself. Size first — a 60-amp service on a house you intend to live modern life in is a five-figure conversation, and better to have it before closing than after. Then condition: the mast, the entrance cable, the meter equipment, the grounding. Some of what we find up there has been quietly failing for a decade.
The panel, opened. Workmanship tells a story fast: double-tapped breakers, scorch marks, moisture staining, aluminum branch circuits, the archaeology of five owners’ additions. And the brand matters — a few panel manufacturers from past decades have documented failure histories that every electrician and, increasingly, every insurer knows by name. Finding one changes the conversation.
Wiring eras. Most old houses here carry two or three: knob-and-tube from the original build (we wrote a full guide on what that means), cloth-sheathed ungrounded cable from mid-century, 1960s–70s aluminum branch wiring with its termination problems, and modern cable from whenever the kitchen was last done. Mapping which rooms run on which era is half the value of the inspection.
Grounding and protection. Whether the system is actually grounded — not just three-prong outlets making promises the wiring can’t keep — and how much of the house has GFCI and AFCI protection versus none at all. Older homes almost universally fail this one, and it’s also one of the cheaper things to fix.
The tells. Extension cords doing permanent duty. A panel labeled in four handwritings. Junction boxes buried behind drywall. Basement wiring stapled with more optimism than method. Small clues predict big findings, and we’ve learned to read them.
The report is negotiating power
Here’s the practical difference between our report and the home inspector’s shrug.
“Recommend evaluation by licensed electrician” is a sentence your agent can do nothing with. A line item that reads knob-and-tube present in second-floor ceiling cavities, remediation for this scope typically runs in the range of X to Y — from the actual company that would do the work — is something that moves across a negotiating table. Findings come sorted into three buckets: safety-now, plan-for, and cosmetic, each with a realistic repair range. You decide what to negotiate, what to budget, and what to ignore, from facts instead of vibes.

The insurance letter is coming either way
Here’s the part buyers discover two weeks after closing, and we’d rather you knew now: insurance carriers in our region increasingly demand electrical specifics on older homes before binding or renewing coverage. Panel brand. Service size. Any knob-and-tube. Any aluminum branch wiring. Some carriers surcharge; some exclude; some simply decline.
A pre-purchase electrical inspection answers the carrier’s questionnaire before it’s asked — and prices any required fixes while the seller still has a reason to care about them. Post-closing, that leverage is gone and the letter’s deadline is yours alone. The sequencing is worth real money; use it.
Buying a camp? Double everything
Camp purchases are our favorite inspections, genuinely — five decades of owner wiring in one building, wired by summer people with winter consequences. Everything above applies, plus the camp-specific list: dock and boathouse circuits that may predate ground-fault protection entirely (a safety issue with its own article’s worth of stakes), outbuildings fed by mystery cables, seasonal systems that have frozen and thawed for a hundred years, and the rodent damage that comes standard with any building that sleeps all winter.

Book the electrical inspection when you book the general one — same week, inside your contingency window. It’s a flat, quoted price; if you hire us afterward for resulting repairs, we credit the inspection toward the work; and the report is yours regardless.
